“You”, “Guest”, “Customer”: the person using the website and/or making a reservation.

“Reservation/Booking”: any booking made through the Website.
You agree to use this Website lawfully and not to misuse it, attempt unauthorized access, disrupt functionality, or use it for fraudulent purposes.

You may view and use the Website for personal, non-commercial purposes only. You must not copy, republish, sell, rent, sublicense, reproduce or redistribute Website content without written authorization.
The Website may include links to third-party websites. We are not responsible for the content, policies or practices of third parties.
By making a reservation on our Website, you expressly acknowledge and agree that:
5.1. Non-refundable reservations (strict policy)
All reservations made on the Website are non-refundable.
The total amount is charged at the time of booking.
Once confirmed, the reservation cannot be cancelled, refunded or modified, including in cases of personal circumstances, travel disruptions, change of plans, airline cancellations, or schedule changes.
5.2. Recommendation: travel insurance
We strongly recommend that you purchase travel insurance to cover unexpected events and potential losses.
5.3. Force Majeure (exception handling)
We may consider exceptional measures only in case of Force Majeure, meaning events beyond reasonable control that prevent travel or performance of the reservation, such as (examples):
natural disasters, severe weather events affecting travel
war, terrorism, civil unrest
government actions (border closures, travel bans)
pandemics or public health emergencies with official restrictions
other unforeseeable events that make the stay impossible
In a Force Majeure scenario:
You must contact us as soon as possible and provide reasonable supporting evidence (e.g., official government notice, travel restriction documentation).
We will review the situation case-by-case and inform you of the measures that may apply.
Any measure offered is at our discretion and depends on the specific circumstances, and may include alternatives such as rescheduling or credit, where feasible.
Outside of Force Majeure, the non-refundable policy remains strictly applicable.
Guests must comply with the property rules communicated in the listing/house rules and any instructions provided prior to check-in (including self check-in instructions and any local registration requirements).
The Guest is responsible for:
respecting maximum occupancy and noise rules
maintaining the property in good condition
any damages beyond normal wear and tear
To the maximum extent permitted by applicable law, we are not liable for indirect or consequential losses, including loss of profit, loss of opportunity, or travel-related losses. Nothing in these Terms excludes liability that cannot be excluded under applicable law (e.g., fraud, death or personal injury caused by negligence where applicable).
We may update the Website and/or these Terms at any time. The version published on the Website at the time of booking will apply to that booking.
These Terms and any disputes arising from the use of the Website or reservations made through it are governed by Portuguese law.
